For couples, half of joint income and assets is assessed; the asset disregard doubles to €72,000.

Weekly income

State Pension, occupational and private pensions, employment and rental income — added together, after income tax, PRSI and USC (your net / take-home amount). Fair Deal assesses income net of these.

Bank accounts, credit union, post office, shares, ARFs, life policy surrender values.

Home value (principal residence)

The HSE wants a registered valuation from an auctioneer or valuer. The home is only assessed for the first 3 years (the 3-year cap).

Second / additional property value

Investment properties, holiday homes, inherited property — these have no 3-year cap. The cap only applies to a family farm or relevant business that meets strict Part 6 conditions (a proposed family successor and active-work proof — see below), not to ordinary property.

Nursing Home Loan

Optional. The HSE registers a charge against your property; the deferred amount is repaid from your estate. Doesn't reduce your contribution — only defers when you pay.

You never pay more than the cost of your care. If this estimate is higher than a nursing home's actual weekly rate, your contribution is capped at that rate — the State covers the rest.

How the Fair Deal Scheme calculator works

This Fair Deal Scheme calculator uses the standard Irish assessment formula for the Nursing Homes Support Scheme (NHSS): you contribute 80% of your assessable income and 7.5% of the value of your assets each year, with the value of your principal residence capped after three years in care. For couples, assessable means are based on half of the couple’s combined income and assets.
