Fair Deal calculator Ireland — estimate your weekly contribution.
A free online estimate of what you'd pay weekly under Ireland's HSE Fair Deal Scheme — the Nursing Homes Support Scheme (NHSS). Uses the standard Irish formula — 80% of assessable income plus 7.5% of assessable assets, with the 3-year cap on your home — and works for single applicants, couples, and people with a family farm or relevant business.

Income, cash, your home, second property, optional loan.
Are you applying as a couple?
For couples, half of joint income and assets is assessed; the asset disregard doubles to €72,000.
Weekly income
State Pension, occupational pensions, employment income, rental income — added together, before tax.
Cash, savings & investments
Bank accounts, credit union, post office, shares, ARFs, life policy surrender values.
Home value (principal residence)
The HSE wants a registered valuation from an auctioneer or valuer. The home is only assessed for the first 3 years (the 3-year cap).
Second / additional property value
Investment properties, holiday homes, inherited property — these have no 3-year cap unless they qualify as farm/business.
Nursing Home Loan
Optional. The HSE registers a charge against your property; the deferred amount is repaid from your estate. Doesn't reduce your contribution — only defers when you pay.

How the Fair Deal Scheme calculator works
This Fair Deal Scheme calculator uses the standard Irish assessment formula for the Nursing Homes Support Scheme (NHSS): you contribute 80% of your assessable income and 7.5% of the value of your assets each year, with the value of your principal residence capped after three years in care. For couples, assessable means are based on half of the couple’s combined income and assets.
It’s an estimate to help you plan — the HSE makes the actual financial assessment when you apply, taking into account allowable deductions and circumstances a calculator can’t capture. When you’re ready, you can fill in the HSE Fair Deal application form online, read how much Fair Deal costs, or check the 3-year cap on your home.
